Why Struqt?
Architect reviewed, not AI-generated
Every zone requirement, overlay, and development guideline is reviewed and interpreted by Registered Architects, then translated into plain English so you can see exactly what's possible on your site.
Seconds, not weeks
Planning advice can cost thousands of dollars and take weeks. Struqt delivers your answer in seconds.
All 8 states. Live today.
SA, NSW, VIC, QLD, WA, TAS, ACT, NT: every Australian planning system, ready from your first search.
Every constraint surfaced
Heritage, flood, bushfire, character and dozens more: every overlay that could affect your build, surfaced and explained so you can decide with confidence.
Straight from the source
Zoning and overlays come from the government planning authorities themselves, most of them read at the moment you search rather than from a snapshot we took earlier.
Plain English
No planning jargon. Every rule explained the way you'd want to read it.
Every interpretation reviewed by registered architects
Your report, front to back
Everything you need to decide, in one report.
Four families of analysis, built for the way Australian property decisions actually get made.
Planning
Zone, overlays, height limits, setbacks and site coverage: the planning constraints that shape what's allowed on your site.
Financial
Construction cost, stamp duty, residual land value and sensitivity analysis: numbers you would otherwise pay a feasibility analyst to model, matched to the project you pick.
Site intelligence
Lot dimensions, demographics, hazards, infrastructure and transit: the context that turns a parcel into a property.
Timeline & cash flow
Assessment pathway and milestones, with a drawdown schedule for a new build: synced to your project's planning route, not a generic template.

When you'll still want a planner

Frequently asked questions
How is Struqt different from AI-only tools?
Struqt is built on an architect-authored interpretation library. Every zone rule, every overlay impact, every development guideline is written by Registered Australian Architects, not generated by an AI guessing at planning code. The result is the speed of automated software with the rigour of human expert judgement. Pure-AI tools interpret planning rules on the fly and can hallucinate when sources contradict each other; with Struqt the same expert library powers every report you run.
How much does it cost?
Only need one property? Pay as you go for $15: a single full report plus one Build Finder lookup in the state of your choice, available in every state except WA and NT, no subscription. For regular use, subscriptions start at $39/month (Essentials): recommended for homeowners and casual investors running occasional reports. Pro ($99/month) is recommended for agents, investors, and developers running reports regularly. Business ($79 per seat per month, three seat minimum) is recommended for builders and agencies needing team access. Annual billing saves 26% on Essentials and 20% on Pro. You can change or cancel your plan at any time.
Who interprets the planning rules?
Every interpretation Struqt produces is written and maintained by Registered Australian Architects with extensive residential experience: zone rules, overlay impacts, development scenarios, common gotchas and cost guidance. New jurisdictions are reviewed by architects holding matching state experience before launch. Reports are generated automatically from that curated library, so you get architect-grade interpretation in seconds. This is what sets Struqt apart from AI-only tools.
What is a feasibility check?
A feasibility check tells you what's actually possible on a property. It covers zoning and dozens of potential overlays (heritage, flooding, bushfire, character and many more), the planning rules that apply (height limits, setbacks, site coverage, lot dimensions, frontage requirements and more), construction cost ranges, financial feasibility, and the development types worth considering, from extensions and granny flats through to subdivision, townhouses and full redevelopment. All translated into plain English from a planning interpretation library written by Registered Australian Architects.
Where does the data come from?
Struqt is built on official Australian planning authorities across every state and territory, plus dozens of additional authoritative datasets covering cadastral records, demographics, market values, and environmental hazard mapping. Most jurisdictions are read live from the government API at the moment you search, so your report reflects what the authority publishes that day. South Australia and the Northern Territory are served from bulk data we refresh on a cycle.
What areas do you cover?
Every Australian state and territory: SA, NSW, VIC, QLD, ACT, TAS, WA, and NT. Coverage spans metro, regional and rural addresses across all eight, and every property is checked against the planning records for its state. Australia's external territories, such as Norfolk Island and the Cocos (Keeling) Islands, are not covered.
Is this professional planning advice?
No. Struqt is a preliminary feasibility assessment to help you understand planning rules before engaging a professional. The interpretation library is authored by Registered Australian Architects, but a Struqt report does not constitute formal planning advice or a planning permit determination. We always recommend consulting a qualified planning professional before making development decisions.
