Do I need a subscription?
No. A single report is $15 as a one-off: one full feasibility report plus one Build Finder lookup (every state except WA & NT), saved to your account with the PDF. If you check the odd property, that stays the cheapest way to use Struqt. A subscription wins on volume: from your fourth report in a month, Essentials costs less than one-offs (4 × $15 is $48, against $39 for 5 reports, $7.80 each). On annual billing it wins from your third.
Is the report better on the more expensive plans?
No, and that's deliberate. Every paid plan, including the $15 one-off, gets the identical full report: zone interpretation, every overlay's impact, development scenarios, construction costs and the financial model. Plans differ in how many reports you can run, Build Finder scope, the scenario workspace and white-label PDFs, never in what a report contains.
What's actually in a report?
The zone and what it allows, every overlay that applies with its impact on cost and time, development controls (setbacks, height, site coverage), development scenarios, construction cost ranges, and financial feasibility: cash flow, residual land value and a verdict. All interpreted in plain English from a library written by Registered Australian Architects.
Can I change or cancel my plan?
Yes, any time, from the billing portal in your account. Annual billing saves 26% on Essentials and 20% on Pro; you can switch between monthly and annual when it suits you.
How current is the planning data?
Reports are generated from the current government planning records at the time you run them, refreshed continuously from official Australian planning authorities. When a planning authority publishes changes, your next report reflects them.
Is a report formal planning advice?
No. A Struqt report is a preliminary feasibility assessment to help you understand your options before engaging professionals. It does not constitute formal planning advice or a permit determination.
