Minimum site area

By Struqt’s architects · Updated June 2026

The smallest lot the zone permits for a particular dwelling type — typically the threshold below which subdivision or higher-density forms are blocked. Watch for separate minimums for detached vs semi-detached vs row dwellings.

What it means for what you can build

Minimum site area is usually the threshold that decides whether you can subdivide or build a higher-density form — watch for separate minimums per dwelling type.
