Site coverage

By Struqt’s architects · Updated June 2026

The maximum percentage of the lot that built footprint (roofs, eaves) can occupy. Driven by the zone and any address-specific overrides.

What it means for what you can build

Site coverage caps the footprint your roofs and eaves can occupy. Hit the cap and the only way to add floor area is to build up, not out.

Run any Australian address through Struqt to see whether site coverage applies to your block — and what it means for what you can build.
