Floor Space Ratio (FSR)
By Struqt’s architects · Updated June 2026
Total floor area allowed as a multiple of the lot area. FSR 0.5 on a 600m² lot = 300m² of floor space. Common in NSW; used together with height limits to cap building bulk.

What it means for what you can build
FSR caps total floor area as a multiple of lot area, so it directly sets how much house you can build — used with height limits to control bulk (most common in NSW).
