Setbacks

Minimum distances the building must sit back from each lot boundary — front (street), side, and rear. Setbacks shape what fits on the lot and protect neighbour amenity (overlooking, overshadowing, streetscape).

What it means for what you can build

Setbacks define the building envelope — the area you can actually build within once each boundary distance is subtracted. On a narrow block they can decide whether a second dwelling fits at all.
